Roof Waterproofing & Insulation: The Complete Guide
Insulation, Cost & Maintenance
Part 4 of 4
Waterproofing solves the leak problem, but it leaves an opportunity on the table that many owners skip past: thermal insulation. The two jobs are done together, at minimal extra cost compared with doing them separately at different times.
The most common system today is the so-called "inverted roof": extruded polystyrene (XPS) boards are placed on top of the waterproofing layer rather than underneath it — the reverse of traditional logic. This protects the waterproofing membrane itself from sunlight and thermal swings, extending its lifespan, while cutting heat transfer into the building by up to 30%. Alternatively, on roofs without foot traffic, sprayed polyurethane foam is used, offering excellent, joint-free insulation.
As for cost, a typical 80 square-metre roof — including cleaning, crack repair, priming, waterproofing and insulation — is completed in 3 to 5 working days, weather permitting. The exact cost varies considerably depending on the chosen system and the slab's existing condition, which is why an on-site inspection is essential before we can give an accurate quote.
Once the work is done, maintenance is simple but important: clean the gutters twice a year (spring and autumn) and do a visual check after unusually severe storms. With that basic care, a properly waterproofed and insulated roof can easily last more than 15 years without a single issue.
